What Is a Commercial Property Inspection?

Following the principles established by InterNACHI's International Standards of Practice for Inspecting Commercial Properties, a commercial property inspection is an evaluation of the accessible areas, systems, and components of a commercial property.

The inspection uses visual observation during a walk-through survey, along with appropriate property research and reporting, to provide the client with useful information about the condition of the property. The goal is to improve the client's understanding of the building so they can make better-informed decisions regarding its purchase, sale, lease, maintenance, or improvement.

The inspection focuses on readily accessible and observable conditions at the time of the inspection. It is not an engineering analysis, warranty, or guarantee of future performance.

What Does a Commercial Property Inspection Include?

The exact scope may vary depending on the property type, size, accessibility, and systems present. Based on Guardian Angel Inspections' commercial inspection protocol, the inspection may include:

  • Roofing Systems: Roof coverings, visible roof structure, flashing, penetrations, vents, skylights, gutters, downspouts, soffits and fascia.

  • Exterior: Exterior wall coverings, doors, windows, walkways, driveways, stairs, ramps, patios, balconies, railings, grading, drainage and other accessible exterior components.

  • Foundation & Structural Components: Visible foundation, structural walls, floors, ceilings, crawlspaces and readily observable indications of movement or water intrusion.

  • Heating & Cooling Systems: Accessible HVAC equipment, normal operating controls, heating and cooling systems, distribution components, ducts, registers and related components.

  • Safety & Security: Accessible safety-related conditions, property egress, personal safety considerations, fire detection and suppression systems, and applicable accessibility observations included within the inspection scope.

  • Plumbing Systems: Visible supply and waste piping, fixtures, faucets, toilets, water heating equipment, drainage systems and accessible shutoff components.

  • Electrical Systems: Service entrance components, electrical panels, breakers and fuses, grounding and bonding, visible wiring, switches, receptacles, GFCI protection and other accessible electrical components.

  • Insulation & Ventilation: Accessible insulation, attic and foundation ventilation, and kitchen, bathroom and laundry ventilation systems.

  • Interior Components: Walls, ceilings, floors, doors, windows, stairs, railings, counters, cabinets and visible indications of moisture intrusion or condensation.

  • Garages & Service Areas: Garage walls, ceilings and floors, garage doors, operators, safety components and separation between the garage and occupied areas when present.

  • Installed Appliances: Certain accessible appliances may be evaluated when included in the inspection scope. Appliance inspections are performed as a courtesy rather than as a required component.

  • Pools & Spas: When present and included, accessible pool and spa surfaces, equipment, pumps, filtration systems, heaters, drains, coping, enclosures, lighting and safety components.

  • Opening Protection: Documentation of visible hurricane protection for windows, doors, glass block, skylights and garage doors when applicable.
