SEPTIC INSPECTIONS PORT ST. LUCIE

Approximately one in four homes in Port St. Lucie relies on a septic system. These systems manage, treat, and dispose of wastewater and solids from your home’s plumbing, operating mostly underground out of sight. Because of this, many homeowners aren’t aware of their system’s condition until an issue arises.

Professional septic inspections are critical for the safety and well-being of your household. Scheduling regular inspections ensures the system functions properly and prevents costly problems in the future.

If you are buying or selling a home in St. Lucie County, it’s essential to work with experienced septic inspectors and a knowledgeable real estate agent to evaluate the system before completing the transaction.

WHEN SHOULD YOU INSPECT A SEPTIC SYSTEM?

A residential septic system should be inspected at least once per year. Inspections are particularly important when a home is placed on the market, as they can improve property value and reduce potential liability from a malfunctioning system.

Prospective buyers should ensure a septic inspection has been performed recently before purchasing a home.

Septic inspections are conducted by a third-party, licensed, and insured septic inspection company.

OUR SEPTIC INSPECTION PROCESS IN ST. LUCIE COUNTY

Septic systems perform essential functions underground, which is why homeowners may not always know their system’s exact condition or location. Our inspection process focuses on documenting system components, evaluating functionality, and identifying visible concerns.

Septic Tank & Drain Field Inspection

During our evaluation, we carefully examine:

  • Tank size and capacity

  • Tank material (concrete, fiberglass, plastic, or block)

  • Whether the tank is properly sealed

  • Overall operating condition

  • Sludge and waste levels inside the tank

  • Outlet line condition

  • Filter condition

  • Determination of whether pumping is needed

Water may be run during the inspection to verify proper flow and function.

We also examine the drain field:

  • Type of drain field (gravity, raised, bed, trench, or dry well)

  • Drain field material (rock or chamber systems)

  • Approximate drain field size

  • Evidence of proper drainage and absorption

  • Signs of saturation or system failure at the time of inspection

If the property has a raised drain field system, we additionally check:

  • Lift station pump operation

  • High-level alarm functionality

We also document:

  • System location on the property

  • Number of bedrooms in relation to tank capacity

  • Presence of trees or site conditions that could impact the system

  • Visible concerns such as damaged or missing lids

This inspection is a visual evaluation only and does not include a pump-out. It reflects the system’s current condition and functionality, and does not guarantee future performance or Department of Health compliance.
